Booming hybrid workspace prompts Zero-Ten Park’s expansion in Makati

Driven by the rise of hybrid work, companies are turning to coworking spaces as strategic tools for growth and expansion. In the Philippines alone, the demand for flexible coworking hubs grew by 83% in 2023 according to Colliers. Meanwhile, Global Workspace Association data shows that communities offering curated events achieve 30% higher member satisfaction and retention. These trends underscore the role of flexible hubs as platforms for innovation, community, and expansion.

The Company Makati, Zero-Ten Park Philippines’ newest coworking site in Legazpi Village.

To meet this growing demand and tap into this growth opportunity, Zero-Ten Park Philippines, an international pioneer in coworking and community-driven office environments, has expanded its network to Makati with the opening of The Company Makati at the Frabelle Business Center in Legazpi Village, marking its first step into the country’s financial capital. More than a workspace, the site is designed as a flexible hub for businesses navigating the hybrid era, combining plug-and-play convenience with scalable office solutions.

The Makati expansion signals its intent to grow a community of startups, hybrid professionals, and freelancers at the heart of the country’s financial capital, which contributes over 30% of the country’s Gross Domestic Product (GDP), and is home to over 800,000+ registered businesses.

Founder and CEO Masaki Suguro said, “The demand we’ve seen proves how valuable collaboration spaces are in the Philippines. Expanding to Makati has always been part of our plan, and with hybrid work driving rapid growth in coworking, now is the right time.”

The Company Makati is a 9,284-square-foot hub that offers spaces designed to expand or contract with changing business needs. Startups can ease in through coworking desks or virtual offices while firms needing stability can opt for private serviced offices with utilities such as secure high-speed Wi-Fi, 24/7 access and security, and on-site concierge.

“Coworking is a plug-and-play setup without the burden of fixed contracts. Startups can begin small, build their teams, and expand as needed. This kind of adaptability is exactly what companies are looking for in Makati today,” said Jessel Lisondra, branch manager of The Company Makati.

From its first hub in Cebu in 2017, Zero-Ten Park Philippines has grown into a regional player with sites in Japan, Singapore, Vietnam, and the US. Since then, Zero-Ten Park has demonstrated its agility—at one point providing 300 seats for Concentrix, a premier Business Process Outsourcing (BPO) company in the country, within three weeks. Backed by Zero-Ten Park Japan, Zeroten Park Fukuoka, and Fukuoka Jisho, it has now evolved into a global coworking platform that provides businesses with both flexible space and access to international opportunities.

“Through our spaces, we aim to give professionals, including young people, the exposure to executives, startups, and creatives so they can dream of a different life,” said Joy Garingo-Dela Serna, general manager of The Company Philippines.

Looking ahead, Zero-Ten Park Philippines plans to expand into other key business districts, including Bonifacio Global City (BGC) and Ortigas, as well as regional centers like Davao, bringing flexible, community-driven workspaces to more areas where demand for coworking continues to rise while shaping the future of work in the Philippines.

Beyond just a workspace, the hub invests in programs that lower barriers and expand opportunities. For one, the Startup Incubation Program, developed with Startup Island PH and Fukuoka Growth Next, equips founders with mentorship and networks, while the Artist-in-Residence Program integrates creativity into the everyday workplace. For established firms, Employer of Record (EOR) services and outsourcing solutions in HR, payroll, and offshore hiring simplify expansion and scaling.

Through Coworking Operatorship, The Company partners with property owners to turn spaces into vibrant ecosystems, while hackathons and bootcamps on AI, cybersecurity, and blockchain foster new talent. Women-focused initiatives, alongside a Collegiate Discount Program for students, ensure innovation is accessible to groups who often seek out entrepreneurial spaces. Complementing these is a dedicated Japanese Desk that provides bilingual support for cross-border growth. Members also enjoy multi-location access across its IT Park and Mandaue hubs, as well as its sites abroad.

The Company will also bring pre-accelerator and accelerator programs to Southeast Asia through its partnership with gener8tor, one of the United States’ leading accelerators. These programs are designed to connect startups with funding, mentorship, and investor networks, helping them scale globally. Gener8tor’s proven expertise in running innovation cohorts across the U.S., Europe, and Asia further strengthens The Company’s commitment to turning workspaces into launchpads for growth.
